The Spaces

Whichever building(s) is selected for the Project, the goal is to achieve LEED (Leadership in Energy & Environment) certification, which will help keep operating expenses low and will serve as a model for sustainable downtown redevelopment. The raw space will have a “cool and clean” feel, with polished original flooring (likely concrete or wood), white drywall partitions and exposed ductwork ceilings. The opportunity will be given to the tenants to make their space vibrant. Special consideration will be given to artist needs, including natural light, wide hallways and accessibility.

Space Allocation

The Project floor plans will have four components:

Des Moines Social Club / Public Space
  • Lounge, restaurant and coffee shop
  • Blackbox theater
  • Large gallery space (with skywalk and/or street level access)
  • Public function spaces with potential for rooftop access
Arts-related Non-profit Space
  • Office suites of various sizes (sizes can be configured per user’s request)
  • Classrooms
  • Conference rooms
  • Break area
  • Resource room (including shared copiers, printers, etc.)
  • Shared administration services (if demand proven)
Artist Studios (non-residential)
  • Target of 100+ studios of various sizes (sizes can be configured per user’s request)
  • Studios can be shared
  • Natural light
  • Polished floors
  • 7.5 foot-high white drywall partitions (higher walls would be considered)
  • Ceilings with exposed ductwork
  • Common areas decorated by artists
Arts-related Specialty Spaces (if demand proven)
  • Recording studio
  • Rehearsal space / dance studio
  • Video production facility
  • Kiln
  • Dark room
  • Set production / woodworking shop
  • Basement storage

Floor Plans and Pricing

The Project will aim to accommodate artists and arts organizations with a variety of floor plan options. Standard rental pricing for artist studios is targeted at an annual $7.00 per square foot, plus utilities (for example, a 347 square foot studio would cost $202/month plus utilities – see Artist Studios representative floor plan for other price examples). Pricing for arts-related non-profit space is targeted at an annual $7.00 per square foot, plus utilities and common area usage. Alternate pricing plans will be available for specialty arts spaces and additional build-out. Premiums will be charged to those requiring special units or features. Studios may be shared by two or more artists.
